Finding 'The Golden Tenant' For Your Rental Property

Attracting the tenant who’ll look after your asset like it’s their own is what we seek for our landlords. We do this through tailored marketing for your property.

It’s totally unbelievable that still today, rental property on the internet is sometimes advertised like this...

"Large 2 Bedroom 1 Bathroom unit with a lock up garage. This large 2-bedroom unit is in a great location just a short stroll to the Shopping Centre, Park and Public Transport. This unit consists of 2 large bedrooms a bathroom, open plan kitchen/living." (Terrible! No wonder agents take sooooo long to secure a tenant for their landlord.)

Have you seen those online rental properties with drab images? Naturally, they result in very low enquiry, low numbers at your open home, and poor applications (if any).

Our ads are purposely written to the right demographic to fit your property. We use the right language to appeal to your tenant, our pics are bright, we use lifestyle shots as well to promote the location. The advert's pitch is vital to attract the perfect tenant. A tenant that falls in love with your property. Treats it like their own home (how you expect it to be treated). And pays their rent on time. We call them, 'The Golden Tenant'. Anything other than a 'Golden Tenant' results in lower returns for you.

Disbursements On Time, Maintenance Handled

No one ever wants to get their money late.

We offer mid-month or monthly disbursements to suit your requirements. You’ll receive a detailed statement with your disbursement, as well as End of Financial Year. If a tenant reports a maintenance issue, or if we pick something up at a routine inspection, we promptly organise trades to repair.

We use a the best maintenance scheduling system available, which ensures our landlords kept informed of how maintenance is progressing. Sometimes, landlords give us clearance of up to two weeks’ rent to spend on maintenance. Maintenance limits are discussed when we first take over management and can be updated anytime.

Routine Inspections, What you can expect

We know how much landlords love routine inspections! We love them too. It's one of the best ways to ensure your asset is well protected.

At H & H, you’ll get . . .

(1) A highly-detailed, written and photographic entry condition report when your tenant starts the lease

(2) Three, four or six-monthly, in-depth routine inspections with loads of images

(3) A comprehensive (written and photographic) vacate at exit, your tenant's bond won't be refunded until any damage caused by the tenant is fixed

Specific items of interest at our inspections are – silicon seals to all wet areas, sinks, showers; oven cleanliness, the fence and yard (if applicable) and any moldy areas.

In a nutshell, over a 12-month lease, you’ll receive 5 or more inspections for your peace of mind. H & H focus on creating better experiences for landlords and tenants. We're BIG enough to do a brilliant job. SMALL enough to care.
